DTCP receives structural audit report of 15 condos

The department of town and country planning (DTCP) on Wednesday said it has received structural audit reports of 15 of the 16 projects in which inspections were conducted by four private firms. The department said the reports have been received in a sealed cover, and will be tabled in a meeting of the district committee, headed by the deputy commissioner, in the next two or three days. The DTCP officials said based on the recommendations of the experts, remedial measures will be taken.

The DTCP had issued a work order on September 12 to four private firms to conduct a structural audit of 16 condominiums in the city.

Amit Madholia, district town planner, enforcement, Gurugram, said the four firms were asked to complete the audit in 45 days. “The consultants have submitted reports of 15 societies while the audit is still being carried out in one of the condominiums in Sector 109. We expect it to be completed in a week,” he said. “The next round of audits will be carried out based on the result of these reports and feedback from all stakeholders,” Madholia added.

DTCP officials said technical consultants conducted a detailed visual survey of each building from the inside and outside, and recorded observations of distressed parts. If required, they will suggest further testing to check issues that affect the structural integrity of the building, they added.

The Haryana government had recommended the structural audit of 60 condominiums in March this year on the basis of multiple complaints lodged by residents and Residents’ Welfare Associations (RWAs) regarding poor construction quality, structural issues and maintenance in the past two years.

The total area of these 16 projects was approximately 72 lakh sq feet but DTCP officials said the area of structural audit was calculated on the basis of visual inspection.
