Get an extra bedroom or living room-cum-kitchen in your Mumbai home

The development plan (DP) 2034 has come up with a concept of design your own homes to create more affordable homes for low-income families.

Citizens will now be able to add extra bedrooms or multi-utility rooms such as living room-cum-kitchen to homes with smaller carpet areas, without having to take express clearance from the municipal commissioner.

According to the current rules, the first room in any house needs to be a minimum area of 9 sqm, and the second room has to have 7.5 sqm. Besides, it needs to have a separate kitchen.(HT FILE)

A senior civic official from the development plan department said, “Our target is low-income families that grow in size, but can’t afford to buy larger homes. If they require two bedrooms within a small apartment, they will now be able to purchase one.”

“Currently, if a house has a built-up area of 300 sqft, the builder can construct only two rooms in it. The DP 2034 enables the builder to construct three small rooms, or two big rooms with a multipurpose room housing the kitchen on one side,” he said.

This is possible because the DP has done away with the minimum requirement of space while constructing a house. According to the current rules, the first room in any house needs to be a minimum area of 9 sqm, and the second room has to have 7.5 sqm. Besides, it needs to have a separate kitchen.

For small houses, where it is not possible to have so much space, the builder needs to take special permission from the municipal commissioner to make an exception for the houses he is building. This is a time-consuming affair. “This completely depends on the demand. There are families who would prefer to have a bedroom, even if it is very small, or would rather have a much larger bedroom, eliminate the kitchen area, and make a small kitchen counter within the living room. This is now going to be possible,” the official said.
