Maha-Rera recommends single window for clearance from all agencies

With 16,200 realty projects covering around 18 lakh apartments registered with it, Maha-RERA has become the leading real estate regulator in the country. 

It has been a year since Maharashtra Real Estate Housing Regulatory Authority (Maha-RERA) came into existence and the authorities have now decided to pay heed to the demands of the developers.

As much as 90 per cent of the cases registered under the RERA Act are related to delay in handing over the properties. Top developers have cited prologed time taken by the government agencies to give clearance as one of the main reasons for the delay. In this regard,Gautam Chatterjee, the chairman of Maha-Rera, said the authorities are working towards solving this problem.

“Creating a single window for clearance does not fall under our jurisdiction. However, we have sent our recommendations to the state government,”said Chatterjee.

“The state government has responded optimistically and we are hopeful that single window for all clearances from the government agencies would become a reality in the coming year”, he added.

FD Jadhav, deputy secretary of Maha-Rera, Pune said, “More than 80 per cent of the developers in the city have already registered under the Rera. In fact, Rera has made such an impact on the real estate sector that consumers now only prefer buying Rera-certified projects.” 

“There was deficit of trust between the buyers and the developers. In the initial stages, resolving this was a major challenge for us. However, with the passage of time and effective pro consumer results given by the Rera court, people have realised the importance of a regulatory authority which secures the rights of the consumers” said Chatterjee. 

The Maha-Rera has managed to resolve 2,100 of the 2,500 complaints that they received against developers and thus have created a sense of confidence among residents, added Chatterjee. 

In order to facilitate complaints from the Pune and Aurangabad division, the Maha-Rera has appointed two adjudicating officers in Pune and as many as 225 cases have already been transferred for hearing. 

Two officers, SB Bhale and MV Kulkarni, have been appointed by Maha-Rera for the Pune and Aurangabad division as the adjudicating officers. 

“In less than two months of setting up a court in Pune, more than 15 cases have been resolved. All the rulings were in the favour of consumers” said officials.
